Wake me up when they upgrade US-290 between the state's largest city and growing capital into expressway standards if it interstate standards.

Giddings bypass, Elgin bypass, and Elgin-Manor freeway/tollway when?

They narrowed the routes from 14 to 3 in 2019 and was put on the backburner due to Covid-19.  They are keeping Loop 49 close to Tyler, I am guessing to reduce mileage and costs.  They are starting up the discussions regarding eastern part of Tyler again.  The landowners in the three proposed paths are fighting it, but most of them realize they are going to put the loop where they want to.

Years ago, I had grandparents and a number of aunts/uncles who lived in or around Tyler.  I never understood why Interstate 20 was not built closer to Tyler.  Was there ever consideration for an interstate spur to connect Tyler w/ I-20?

I'm more surprised that Tyler hasn't developed closer to the freeway over decades. A lot of valuable land out there (and granted, NE Texas isn't booming like other parts of the state).

I guess some people doesn't want to see the I-20 alignment built more farther from US-80 and the current alignment was chosen as a compromise being located between Tyler and US-80.

North Tyler is where the more economically depressed areas are. Most of the land between  that and I-20 was planned to be used for industrial expansion (which has been minimal). Population growth in Tyler proper has been fairly stagnant (increases, but smaller than the US Population and particularly less than Texas as a whole. )

The real issues tend to be who owns the industrial / heavy commercial properties out there. There tends to be pricing more in line with suburban DFW and This is not Forney, Italy or Anna. Greenville, Sulphur Springs, or even Longview are more in line pricewise.

As to the distance, from the freeway there was really good egress into Tyler from I-20. Both 271 from the North-east and US-69 from the North(west) got you to a fairly rural loop. Loop 323 has grown up with retail and light commercial properties and multiple traffic signals all the way around. The loop is not rural any more. SO Tyler used some rural transportation grants as seed money to build the first parts of the toll loop.

I-20 is significantly closer to Tyler than its predecessor US-80. Not sure tyler wanted the freeway any closer even at that. Tyler is a genteel city. Longview is its rougher twin.
Let's build what we need as economically as possible.
