The future of commercial real estate

 Do you think we'll see less and less large commercial buildings being built over the next few decades?  I think there's a few factors that would lead to a decline in commercial spaces needing to be built.

1) While some employers have implemented a return to work, or hybrid, business model following Covid, there are plenty who realized their remote employees are just as productive (if not more) virtually.  My employer came to the conclusion that most of us being remote has worked great and any office spaces we are currently leasing are ghost towns.  A few people coming in on random days of the week.

2) Brick and mortar becoming a very dated business model due to online retail.

The city center was once a cluster of office and retail.  It's where people went to work and shop.  Do you think we'll see less commercial development over the next couple decades?
