Yeah, Christmas Valley is quite a bit west of there. I thought of it, but only county roads run through it. Which would have made it a worse answer, come to think of it.

Price per square inch so it looks cheap.  (Similar to how flooring is now sold by the square foot instead of the square yard to take advantage of people who don't realize until too late that the equivalent is nine square feet, not three.)

Currently, a gas station can cost anywhere between $250,000 to over $2,000,000. So in 20 years, 10 million dollars seems like a reasonable guess.
