DFW Loop 9 Tollway Highway - development updates and news topic

This month's TxDOT speed zone minute order places a speed limit of 55 on the open section of Loop 9.

The order applies only to the sections not within the cities of Lancaster or Red Oak.  I assume the cities will pass ordinances enacting the same limit on their sections.

In Texas, cities, but not counties, can place speed limits on state highways.  A TxDOT minute order overrides a city ordinance if the two are different.  Generally, TxDOT will place a speed limit and the city will issue an ordinance enacting the same limit, enabling the municipal court to collect fines for speeding (otherwise speeding goes to the JP court as a state law violation and fine money goes to the county), or TxDOT will decide what limits they want and work with the cities to enact those limits, so that no minute order is needed.

Dallas developer buys 5,200 acres with plan for data centers, thousands of homes

It's one of the largest land deals in recent years. The Dallas developer is planning digital commerce parks and houses.

One of the largest potential development tracts south of Dallas has sold.

Dallas-based developer Cawley Partners closed on the 5,200-acre South Creek Ranch property Friday. The land, near Ferris, is in Dallas and Ellis counties, about 20 miles south of downtown Dallas.

The firm said it plans to build a mixed-use development that could include data centers and thousands of homes. Initial development will focus on 2,000 acres on the property's northern side.

Cawley Partners plans to build a series of "digital commerce parks" near the future Loop 9 highway corridor. The site could include data centers, advanced manufacturing, logistics buildings and other commercial uses. The site could support a more than 1,000-acre corporate campus, the developers said.

Cawley told The Dallas Morning News that as many as 5,000 homes may be built within the development.

Loop 9 Segment C is the only segment that is really behind. No information has been announced on that one and loop 9 has been progressing slowly and demand for a new West to East Grade Separated highway has been increasing too fast due to the new warehouses and housing development. Loop 9 Segment C won't be built probably in a few years since the other segments already almost ready to be built with funding.

That is for sure. Would be interesting where the alignment end up going through. That segment may be the most expensive out of all due to it may requiring bridge sections near the Trinity River and crossing over US 175 and with the longest segment also. They better start preserving ROW for all of Loop 9 before housing takes over.

The first Loop 9 path I saw in the vicinity of US 175 and Seagoville a while back was drawn right through downtown and through the commercial area at the Malloy Bridge exit.  Neither of those would work.  It was later redrawn around downtown and the Malloy Bridge exit to the east.  Since then, a new residential/lagoon project started construction to the east of Roselawn Cemetery.  This likely puts any future US 175/Loop 9 interchange closer to the FM 1389-Combine exit.  With Loop 9 due to intersect with I-20 at the future I-20/TX 190-Bush Turnpike interchange, it looks as though Loop 9 will take a wide curve between I-45 and I-20.

It will have to cut through the area between the new housing development and the wetlands. I envision it going over FM 1389, then taking a sharp left curve after crossing US 175 to avoid impacting the East Fork Trinity River. Regarding the rerouted alignment near the new homes, it may need to run to the right of FM 1389, parallel to it. There's approximately 320 feet of right-of-way between the road and the wetlands.
